Marketing 101: How NOT to Photoshop Pictures of Your Listings



I admit that from time to time I will photoshop some pictures of my listings. You know, get rid of a few brown spots on the lawn, enhance the colors of the landscaping and grass. But the above photo is just embarrassing. Did this agent have his 6-year-old photoshop this for him?

That being said, the house in under contract. Let's just hope for the seller's sake this agent's negotiating skills are better than his/her photoshop skills.

  2. Photoshop is expensive for sure, the last time I checked it was retailing around $600. However, you can get the same results with JASC Paintshop Pro. That program retails right around $100. The problem with using any program like this on real estate is that you must spend a certain amount of time learning and then using the software and preparing the pictures.

    Being a real estate marketing consultant I have advocated everything from high quality pictures, video and writing just as long as you do quality work.

  3. Mark - I use Photoshop Elements 8 which retails around $55 on Amazon.com. Or $75 if you use a Mac. (And I do.)

    And as you mentioned, you must take the time to learn how to use any marketing tool. The problem is almost all agents won't take the time to learn anything, and almost just as many aren't willing to spend the money for a good photographer. And then they end up with photos like this.

    All I know is that my clients expect a hell of a lot more from me than this photo.

    I forgot about Photoshop Elements, but you are right, that would be an excellent way to get your pictures on the Web very inexpensively. My question is does Elements have a way to optimize the pictures? If the pictures can't be converted to a smaller file size, then the pictures will load very slowly. This will cause your audience to click away from your site.

    As for the comment on the fact that your customers demand more than just pictures, you are absolutely right. As you know, the best marketing will always be face to face selling and contacting clients and prospects, something that most real estate professionals don't get. I can tell that you are someone that takes this very seriously because you are considering tools that most agents and Realtors do not.

  6. Good thing for me, I am extremely successful and very customer service oriented. BTW, the house sold very quickly and my seller was very happy!
    Also, fortunately for me I have much better things to do than to sit idolly and look for things to criticize others for.
    Perhaps you should get a job as a photo shopper and market yourself to all of those "lazy, stupid, ignorant" Realtors. However, I can promise that with your attitude it will be difficult to get anyone to work with you!

  7. No one commented on your level of success or your customer service abilities. So I'm not sure why you brought that up, unless you're feeling insecure about those things.

    I was simply stating that the photoshop job was done poorly. Which is clearly was. So no need for your vitriol.
