RE: Want More Sales Stats?


Thanks to some sweet props from Unfair Park and Park Cities People I've received quite a few requests for sales stats in different areas. If you haven't already, please email your requests directly to me at jeff@duffeyhomes.com. It might take me a day or so but I will definitely get back to you. Due to the number of requests I won't be posting all of the results I find, that is, unless there is something notable to share about a particular area's sales. And I promise your emails will not go unanswered.

    You know I love your blog. But in your sales stat comparisons, I think you are significantly underestimating the number of February transactions that have not been converted to "sold" in the MLS system (more than your disclaimer seemed to indicate). It's my understanding that MLS policy allows for maybe 3 or 5 days after a closing for an agent to change properties in MLS from "pending" to "sold", and your Sunday stats were certainly measured within that grace period for end-of-month closings - and the agents who are doing a lot of business were probably pretty busy over the weekend. And further, I've seen studies showing that the number of "sold" transactions in any given area will rise another 11% over the coming months due to the really late changes to MLS, making any such comparisons somewhat "apples-to-oranges" (because the Jan/Feb numbers from last year get the benefit of all of these late reporting sales). Just my 2 cents.

  2. I agree that there are "latent sales" which can affect the statistics which is why I mentioned that in the first post. But I was hoping to get an idea of how things compare in general. Of course I didn't expect to have technical issues and completely miss out on a whole month's worth of sales!! Thanks for pointing that out. I just hope I don't get too much hate mail.
